Several two-bedroom plans include one- or two-car detached garages.

Yes — Aviana at Tuscany is a pet-friendly community with a dedicated dog park and pet play area. Contact the leasing office for current pet fees, deposits, and breed or weight policies.

Yes — every home includes a full-size washer and dryer, not just hookups.

Granite countertops, stainless steel appliances, faux-oak cabinetry, hardwood floors, gas fireplaces in every home, full-size washer and dryer, Roman tubs, walk-in closets with shelving, large kitchen pantry, oversized arched windows, and private balconies or patios. Upstairs homes add vaulted ceilings, and select homes have scenic Sierra mountain views.

Yes — open surface parking is available for residents, and one-car and two-car detached garages are available for rent on select layouts (already included with the Portofino and Piemonte plans). Bicycle storage is also on-site.

Contact the leasing office for the current utility breakdown — Aviana at Tuscany is part of Northwest Reno's residential utility framework, and which utilities are included in rent versus billed separately can shift with current operations.

Northwest Reno is the city's quietest residential pocket — Sharlands Square is a 20-minute walk, McQueen Crossings and Somersett Town Square are a 3-minute drive, the University of Nevada Reno is 12 minutes away, downtown Reno and Reno-Tahoe International Airport are around 30 minutes, and Lake Tahoe plus Palisades Tahoe ski resort are just over a half-hour west on I-80.
